Why Ventilation Dominates Heating Costs in Institutional Buildings

In cold-climate institutional portfolios, outdoor air conditioning is consistently the largest recoverable heating load, often by a wide margin. Post-pandemic ventilation requirements were universally elevated and in many cases never walked back. Economizer dampers get disabled, disconnected, or set manually to open positions. AHUs run at 100% outdoor air for years before anyone notices. Conditioning outdoor air from subzero conditions to 70°F setpoint across 24/7 delivery schedules is an enormous, avoidable thermal penalty. At the portfolio level this shows up as a balance point anomaly, but you only find it if your auditors know what they're looking at in the field.

Portfolio-Level Energy Monitoring: Building by Building

Across a large technology campus with more than 20 metered buildings, monthly electrical consumption varied by a factor of 400 between the largest and smallest structures. The highest-consumption buildings each used 1.5–1.8 million kWh per month; the smallest used 4,000–15,000 kWh. Regular building-level reporting tracks current-month consumption against prior-year baselines and peak demand, turning unexplained deviations into investigation triggers before they become multi-year budget problems. Without it, equipment failures, control drift, and new process loads persist invisibly until they show up in an annual summary.
